いわくつきの部屋から部屋へと引っ越しを繰り返す八雲御子（池田エライザ）の仕事は、叔父・雷土悟郎（オダギリジョー）が探してくるワケあり物件に住み込んで事故の履歴を帳消しにし、次の住人を迎えるまでにクリーンな空き部屋へと浄化（ロンダリング）すること。ところが行く先々で待ち受けていたのは、幽霊となって部屋に居座る、この世に未練たらたらな元住人たち。なぜか彼らの姿が見えてしまう御子は、そのお悩み相談に振り回されていく。そして、昔、住み込んだ部屋のお隣さんだった虹川亜樹人（伊藤健太郎）とのこじらせ同士の恋にもついに進展が…！？
